Choosing the right land and the right builder for your project are both
crucial. Remember, you’re making a big decision, so let us help find the
property and people that are the best fit for building your home. Some tips
include:
- Get at least three written quotes from builders. Look for a builder that
abides by codes of conduct and practice and search industry bodies such as the
Master
Builders Association or the Housing Industry Association.
- Check out your builder. To check their license, contact the relevant
licensing authority in your state or territory and investigate any claims
against the builder’s license number.
- Before you hire a builder it’s good to get references from past clients.
This way you’ll be able to find out the quality of the builder’s work and the
experience of their clients during the building process.
- Use a contract and have it checked by a solicitor.
- When you’re choosing land, check zoning, building restrictions and any
other factors that could impact costs, e.g. soil type, drainage
requirements.
- Get all the information you can about a block of land. Does it have
fencing, gas, electricity, good drainage, etc.?
Understanding legalities
Before you start building there are also some legal and practical issues for
you to consider.
Council permits
- Before you or a tradesperson start work on your building project, contact
your local council to find out whether any permits are required.
- You are required to complete a major domestic building contract for any
works over $5,000.
- In general, make sure you consult with local government authorities to get
information on regulations and requirements in your local area.
