What is a comparison rate?

A comparison rate helps you identify the true cost of a loan. It takes into account the interest rate, loan set-up costs, the term of the loan, and any other up front or ongoing fees associated with a loan.

When deciding on the loan that suits your particular needs, it's important to consider all features of the loan, not just the comparison rate. For example, features such as fee-free Internet banking or flexible repayment arrangements are not included in the comparison rate.

It's also important to know that the comparison rate does not include:

• Government charges, such as stamp duty or mortgage registration fees
• Fees and charges associated with certain loan options that may or may not be used by the lender, such as early repayment or redraw fees
• Fees and charges which may not be available at the time the comparison rate is provided

Important Information

• All Comparison Rates are calculated on the basis of secured credit of $150,000 over a 25 year term. Comparison Rate Schedules are available by calling 13 22 24 or by visiting any branch. WARNING: This comparison rate is true only for the examples given and may not include all fees and charges. Different terms, fees or other loan amounts might result in a different comparison rate.
• 1 Year Guaranteed Rate, 12 Month Discounted Variable Rate and 3 Year Special Basic Rates are available for new borrowings only. The interest rate for the discounted period applies from the date of the first loan drawing. After the discounted period ends, the rate will convert to the relevant variable rate.
• *At the expiry of the of the 12 Month Discounted Variable Rate and 1 Year Guaranteed Rate, the loan will receive a 0.40% p.a. saving on the Standard Variable Rate.
• A Deferred Establishment Fee may be payable if a home or investment Home Loan is repaid within 4 years from the funding date. The fee is not payable if you repay the loan during a guaranteed period where an early repayment adjustment may apply. Switching to another loan with us doesn't constitute repayment, but a switching fee may apply.
• To be eligible for Wealth Package, you must have an initial ‘total home lending balance’ of at least $150,000 and pay a annual package fee of $350, debited to any Commonwealth Bank transaction account or Commonwealth Bank Credit Card. Wealth Package terms and conditions available on application.
