Q. What is the CommBank Property Guide iPhone* application? 
A. The iPhone application enables you to search for properties and their sales history on your iPhone or iPod touch* while you’re on the go. You can also view videos, read our Home Buying Guide or calculate your repayments.

Q. Who is the Property Guide iPhone application for? 
A. Anyone who has an iPhone or iPod touch and who is interested in property. 

Q. How does the Property Guide iPhone™ application work? 
A. Once you have downloaded the application onto your iPhone or iPod touch, the application will appear on the home screen.

Look for this icon on your home screen:

  1. Click on the Prop. Guide icon
  2. Select the way in which you want to search for a property
  3. Search results will then display
  4. Choose the property you are interested in and click “More info”

You can also access a host of tools and resources to help you make smarter property decisions.

Q: Which devices are compatible with the CommBank Property Guide? 
A. iPhone 3GS: An iPhone 3GS handset or above is required to use the augmented reality feature in the application. A 3G or Wi-Fi connection is required if you want to search and view properties and their sales history. If you do not have 3G or Wi-Fi switched on, you can still use the application but there are some limitations. Features such as the calculators and favourites will be available but no new property data can be retrieved.

iPhone 3G, iPod Touch and iPad: An iPhone or iPod Touch (second generation), with a 3.1.0 or greater software version is required. A 3G or Wi-Fi connection is required if you want to search and view properties and their sales history. Augmented reality is not available on the iPhone 3G, iPod Touch and iPad. If you do not have 3G or Wi-Fi switched on, you can still use the application but there are some limitations. For example, you cannot use the search function to find properties and view their sales history.

Q. What do I need in order to use this service?
A. An iPhone or iPod touch (second generation), with 3.1.0 or greater software version. An iPhone 3GS handset or above is required to use the Augmented Reality feature in the application.

Q. If I don’t have 3G or Wi-Fi switched on, what services can I use? 
A. Our home buying guides are accessible at all times from the application, even without an active 3G or Wi-Fi connection. If you have previously used the application with an active 3G or Wi-Fi connection to view property information, the data will be stored on your device and accessible offline. For example, you will be able to view the properties you have saved in your Favourites and the information stored when you last used the application with an active 3G or Wi-Fi connection, including suburb overview and recent sales in the area. The calculators and the last saved interest rates will also be accessible offline.

Q. Do I have to pay to download or use this service? 
A. This application is free from the Apple store. However, an internet connection is required to download the application. Also, once you have downloaded the application to your iPhone or iPod touch, an internet connection is required to use most of its features (standard data download and Internet usage charges apply, check with your Internet service provider or your mobile phone service provider for further details). If you call us from your iPhone, you will need to pay your carrier’s standard call charges for a ‘13’ number.

Q. How do I access my internet banking (NetBank) on my iPhone?

Data-related FAQs

Q. Where does the CommBank Property Guide data come from?
A. Data is sourced from RP Data, who use a variety of sources including industry professionals, online partners and official government-sourced sales records.

95% of residential properties across Australia are recorded in the RP Data database. Unfortunately, legislation in Victoria limits data access, with only 40% of property records having sales data available.

As data is sourced at the time of last sale, any subsequent changes to the property (e.g. adding an extra bedroom) will not be captured until the next time the property is listed for sale. If you would like to request that the details of your property be updated, please contact RP Data on iphone.support@rpdata.com.

Q. Is the data I am viewing private? 
A. The new iPhone application developed in conjunction with the Commonwealth Bank of Australia, RP Data and realestate.com.au sources all of its data through the RP Data Professional platform’s Business Services Gateway. The data is an aggregation of public government data and public listings data, as well as analytical data developed by RP Data on top of this raw data set. realestate.com.au only provides current live data of properties for sale.

Given this, there are no privacy concerns regarding data provided through the iPhone application as it utilises the same data that has been available to professional and consumer subscribers for over a decade through RP Data and other sources.

RP Data Automated Value Guide FAQs

Q: Where does the RP Data Automated Value Guide data come from?
A: The RP Data Automated Value Guide data is based on statistical market data such as recent local sales, property size, the number of bedrooms plus a whole range of other factors. It is not an appraisal and comes from public data which may be incomplete or inaccurate.

Q: How do I read the RP Data Automated Value Guide result?
A: The property estimate is broken into three confidence level categories based on the depth of sources used in determining the price range. How close to the bracket the final sale price is likely to be is indicated by either a green dot (most likely within 15% variance), an amber dot (most likely within 22% variance), or a red dot (most likely within 30% variance). Please note this guide assumes the property to be in average condition, and is unable to account for unique property factors such as a view or waterfront access.

Q: Why does the valuation for a property seem either too low or too high?
A: The RP Data Automated Value Guide is a starting point to determine the value of a property. The valuation is based on statistical market data such as recent local sales, property size, the number of bedrooms plus a whole range of other factors. The result should be used as a starting point only. It is not a professional valuation and should be complemented by other data sources when determining a home’s value.

Q: How do I get a more definitive guide to a property’s value?
A: You should use the Automated Value Guide as a starting point only. To determine a property’s value you should supplement RP Data’s Automated Value Guide by doing further research that takes into account a property’s distinctive features and current market conditions. Some suggested additional factors to look at may include the current for-sale price, the last sale price and date, and recent comparable sales in the same area. Additionally, you may want to visit the house, contact an agent for a price guide, request a valuation from a licensed valuer, or order a complete RP Data AutoValTM Automated Valuation Report.

Q: How do I request a valuation from a licensed valuer?
A: The Bank provides the option of a Customer Ordered Valuation for most property types in all postcodes and up to an amount of $2million. The valuation report is ordered and paid for directly by you via a website and returned by a registered valuer once completed by the Bank’s valuation panel manager. This report will provide you with current market details and sales evidence on the property which can potentially also be used by the Bank for any finance application. Learn more.

Q: Is the RP Data Automated Value Guide a professional valuation?
A: No. The Automated Value Guide is not a professional valuation and you won’t be able to use it in place of a professional valuation conducted by a licensed valuer. It is a computer-generated estimate of the value of a house based on the available data. The data sources for the RP Data Automated Value Guide may be incomplete or incorrect, and we have not physically inspected specific properties to arrive at a valuation. Remember, the RP Data Automated Value Guide is a starting point and does not consider all the factors that can determine what a property will sell for.

Q: How accurate is the RP Data Automated Value Guide?
A: The accuracy of the Automated Value Guide depends on the data we receive including recent local sales, property size, number of bedrooms plus a whole range of other factors. The available data can vary between areas, and may also be incomplete or inaccurate. In comparison, a real estate agent or licensed valuer will physically inspect a property and take into account distinctive features, location and market conditions.  Please consider other sources of data in conjunction with this guide.

Q: Can I use the RP Data Automated Value Guide to get a loan?
A: No, you can’t. The RP Data Automated Value Guide is an estimate of fair market value and is only a starting point for home buyers and sellers. Q: How do I get in contact with an agent for further information on a specific property?
A: If the property is not on the market, the detailed RP Data Automated Value Guide screen will list a number of preferred RP Data real estate agents that service the suburb you are interested in. You can contact these agencies directly by clicking on the relevant button. If a property is on the market, you can still access the listing agent details via the property overview page in the app.

Q. I cannot see any results on the map. What do I need to do? 
A. You may not have 3G or Wi-Fi switched on. This needs to be switched on for you to see your results on the map. You may also need to zoom into the map to view the properties closer up.

Q. I received the error message “Cannot determine your location”. What do I do? 
A. There can be various reasons for this message, which means that your current location cannot be found. Try the search again or check to ensure you have 3G and Wi-Fi availability.

Q. Who do I call if I have a problem?
A. Contact your network provider for:

  • mobile internet connection problems
  • technical queries about your handset
  • questions about data costs or your mobile phone bill
