How to get started with Smart Real Estate Payments

1. Receive your Payment Agreement

Once you’ve signed your lease agreement, your Property Manager will send you an invitation by email to accept your Payment Agreement

2. Create your account
 

Follow the instructions in the invitation to set up your account in the Smart Real Estate Payments Tenant Portal.

3. Set up your payment method

Follow the promps to choose and set up your preferred payment method.

4. Accept your Payment Agreement

Provide your digital consent to accept the Payment Agreement.

Frequently asked questions

No, you do not need to bank with CommBank to use Smart Real Estate Payments.

Smart Real Estate Payments currently supports BPAY® and Direct Debit, with more options coming soon. Your Property Manager will determine the payment options made available to you.

Yes, you can use a bank account that is not with CommBank.

There are no fees to use the Smart Real Estate Payments Tenant Portal. However, you may be charged fees for services provided by your financial institution(s) in relation to your bank account or for missed or failed payments by the Real Estate Agent or your financial institution(s) in relation to your bank account. You can contact them to find out more.

Your Payment Agreement may suspend for various reasons, including if you miss a payment. You can restore your Payment Agreement by following the prompts in the Smart Real Estate Payments Tenant Portal.

If your Payment Agreement remains suspended, talk to your Property Manager for help.

You can re-attempt a missed or failed payment using the Smart Real Estate Payments Tenant Portal, by logging in and following the prompts.

If your payment continues to fail, or if your Payment Agreement continues to be suspended after a successful payment, talk to your Property Manager for help.

Contact your Property Manager if you need to update your personal details, like your name or email address.

You can reset your PIN in the Smart Real Estate Payments Tenant Portal, or by calling CommBank support on 1800 131 856, Monday to Friday, from 9am to 5pm (Syd/Melb time). 

Contact your Property Manager to work through the issue. If they can’t fix it, they’ll help you find the right contact to assist.

Make sure you are using the email address you gave your Property Manager when you signed your lease.

If you still have issues, contact your Property Manager for help.

No, you can only access the Smart Real Estate Payments Tenant Portal through your phone or computer’s internet browser.
