To apply for Smart Real Estate Payments, you must meet CommBank’s eligibility criteria and be approved for the payment methods you would like to offer your Tenants, and any underlying account or service you use in connection with Smart Real Estate Payments.

Frequently asked questions
A Payment Agreement is an arrangement in Smart Real Estate Payments that contains details of the lease agreement entered into MRI’s Property Tree. A Payment Agreement is set up for each lease between your Agency and the Tenant, assisting with payment collection, reminders and reconciliation. If a Tenant chooses PayTo® as their payment method, a separate PayTo® Agreement must also be authorised through their financial institution before PayTo® payments can commence.
Smart Real Estate Payments supports Direct Debit, PayTo® and BPAY® as payment methods, subject to CommBank’s eligibility criteria and approval.¹
Yes, Smart Real Estate Payments uses bank-grade encryption to keep your information safe. All Payment Agreement requests are also sent directly to your Tenant's email saved in Property Tree and are accessible only by your Tenant in the Tenant portal. If a Tenant selects PayTo®, the separate PayTo® Agreement authorisation request is provided through their financial institution.
