What is the maximum interest only period for a Home Loan or Investment Home Loan?

Last updated 27 July 2017

The maximum interest only period for a Home Loan or an Investment Home Loan is 5 years at any one time.

The total interest only period for the life of the loan must not exceed a maximum term of 5 years for a Home Loan or 10 years for an Investment Home Loan. Interest Only is unavailable within the last 5 years of your loan term.

During the interest only period your payments cover the interest owing but won’t reduce the principal amount borrowed.

While you can switch between ‘principal and interest’ and ‘interest only’ repayment options during the life of the loan, your total ‘interest only’ periods cannot exceed the timeframes specified above.
